Meeting Minutes

15 September 2008

I.      Call to order

President Marc Sanders called to order the regular meeting of the Hidden Ridge Homeowner’s Community Association at 7:11 pm on 15 September 2008 at 336 Ternwing Drive, Arnold, MD, which lies within the confines of Hidden Ridge.

II.      Roll call

President conducted a roll call. The following persons were present:

Treasurer – Laura Owens

Laura Becker – member at large

Nancy Dimperio – member at large

III.      Approval of minutes from last meeting

President read the minutes from the last meeting. The minutes were approved as read.

IV.      Open issues

a)      Review of overdue Homeowner Dues – 30 past due, 5 more than one year.
-  Treasurer will send out second notices by end of next week
-  President will contact the 5 multiple year outstanding.  Upchurch, Barbour, Bruce, seizer, Van Meter

b)      Issue - 369 Ternwing, yard maintenance.  Board sent letter to owner, Katherine Pitts on 21 July.  Owner responded via email.  Yard maintenance issue appears resolved as of this meeting.  Adjacent common area maintenance issue was discussed, but ‘no action’ was recommended.  Issue closed.

c)      Issue - 1113 Silverleaf. Board sent letter dated 9 September on common area parking issue, pursuant to neighbor complaints.  President will continue to monitor.  Issue pends.

d)      Front entrance electric circuit – still grounded out.  Victor was to check, but is not present at meeting. Issue pends.

e)      HiddenRidgeOnline.com updates – President has username/password and has just received the software needed to update and mange the site.

 

V.      New business

 

a)      Common Areas and Board Responsibility – the By Laws empower the Board with the responsibility to maintain the common areas.  The level of maintenance the Board employs is determined by the board, and can be made on a case by case basis.

b)      Halloween Parade – Nancy Dimperio to coordinate, Sunday the 19th of Oct at 3pm

c)      Bonfire – Marc to coordinate. 17 or 18 Oct.. 7pm.  Will talk to the Fire Dept and see about a burn permit.

d)      Treasurer – Laura has served honorably and will be sorely missed as she vacates the position at the end of this fiscal year.  Laura knows a bookkeeper in the neighbor named Tracy, to whom she will make overtures.  

e)      Meeting time and place - Mondays appear to be best day for most Board members, although may have to adjust based on new treasurer.

f)        Newsletter – get items to Nancy by end of next week. 

VI.      Adjournment

President adjourned the meeting at 8:04 pm.
